Post-COVID Perspectives from Senior Investment Managers: A View from the Debt Field
One of the most impacted markets within commercial real estate this year has been in commercial mortgage-backed securities (CMBS). According to Moody’s Analytics August report, “approximately $34.8 billion has subsequently moved into special servicing, more than triple the overall balance in just four months”. Servicers have seen the 60 – 89 day delinquency rate for CMBS loans skyrocket, especially those within the hospitality and retail markets – less in industrial and office. Loan defaults and loss rates will still present serious challenges in the coming months. Some servicers have also been able to capitalize on unforeseen opportunities that were created as a result of the coronavirus. The traditional data sources include accounting, leasing, property management and now smart building solutions. In addition to all the internal data, there is a growing list of external sources that must be integrated into the overall strategy. Sales comps, rental rates, occupancy, tenant intelligence; local, regional, national and international economic information; retail, office and other sector specific trend data; other data sets such as weather and utility costs. Historically we have either adhered to a strict maintenance schedule or waited for a piece of equipment to break before it was attended to. Today, most new equipment comes from the manufacturer with on-board analytics and sensors which can dynamically report how the systems are performing, increasing the potential for conditional and predictive maintenance exponentially. Adding a vibration sensor to a chiller to monitor physical changes in motor operations (condition-based) or analyzing changing patterns as a result of aggressive data aggregation and analysis (predictive) allows organizations to take a much more quantified and scientific approach to maintaining their buildings. Understanding the architecture required for system connectivity, warehousing options, as well as the plethora of analytics tools, are the foundation for this discussion.
