    The year was 1998 and we wondered out loud if the industry wanted to come together to discuss, evaluate and debate how technology, automation and innovation could potentially impact the commercial, corporate and institutional real estate. After all, we were in the midst of dot com and everyone was interested in technology, so we thought, why not real estate. 1999 was the inaugural year of Realcomm and over the next 20 years, we would scan the globe looking for technology and new ideas that would change our world. Searching Asia, the Middle East, Europe, Australia and of course North America, we left no stone unturned. In this segment, we will review the last 20 years of our journey, identifying the milestones, struggles and accomplishments and some interesting insights and prognostications on the next 20.

    Semi-realistic, virtual 3D representations of interior space have been around since the dot.com era. Despite the apparent value, the technology was still nascent and as a result, adoption has been relatively slow. Fast forward to 2018 and the technology has improved dramatically. We are now able to overlay and view digital objects and data as if part of the real world. In real estate terms, it now means we can visualize a virtual model of a building, see the detailed infrastructure, even visualize virtual tenant improvements overlaid on top of existing empty space. The applications are extraordinary, with interior design and leasing walkthroughs being the first applications to be exploited.     We have been speculating about autonomous vehicles for the last three to five years. From accelerated testbeds like Pittsburgh to autonomous trucks making their way across the country, the topic is everywhere. The reaction by the built environment has been varied, ranging from, “stop building parking facilities” to “not in my lifetime.” The right answer inevitably is somewhere in the middle. There is no doubt that someday autonomous vehicles will have a big impact on transportation strategies—but the big question is when? This session will begin with an accurate assessment of the current autonomous driving industry, followed by insight from progressive building operators.     If you watch the news, it is easy to spot the increased use of drone video footage. We also see headlines of drone usage in areas like water rescue, agriculture, product delivery, surveillance and more. Our industry is continuing to determine the best applications for this emerging technology. Early applications for the built environment include marketing, security, construction, site surveying, roof inspections and emergency response. While there are examples of drone usage in our industry, we would not consider this to be mainstream practice. This dynamic session will explore the state of current drone technology, including a review by a drone domain expert, followed by a discussion of actual case studies in our industry.
