                                       SMART Highlights of 2015
                                       At Oxford, we believe in the importance of
                                       every interaction, every day. This approach
                                       extends to our vision for the deployment
                                       and use of SMART technology. By SMART,
                                       I’m referring to the integration of building
                                       technology, control systems and people.
                                       These systems may include building
                                       automation, life safety, Telco, user facilities,
                                       and property management systems. We have
                                       committed to building a strong foundation
                                       for today and tomorrow, and 2015 was a
                                       transformative year in terms of establishing
                                       that foundation across our office and retail
                                       portfolios.

                                         Across our office portfolio, we performed
                                       site audit tool assessments of core systems to
                                       quantify their stage of readiness to fully de-
                                       ploy base building network (BBN) and SMART
                                       systems. The quantity and quality of available
                                       data enables a very thoughtful program.

                                         Putting the best systems in place only
                                       works when the people operating our assets
                                       are given the training and tools they need
                                       to make the most of those systems. Oxford
                                       undertook a variety of training initiatives on
                                       SMART through 2015, including a series of
                                       asset level meetings focused on an interactive
                                       tool we developed that helps guide site teams
                                       to the areas of focus most relevant to their
                                       team and physical asset. We also developed a
                                       catalog of use cases to identify how we might
                                       deploy SMART in existing buildings and new
                                       construction projects, to ensure we future
                                       proof our investments over and above the
                                       inclusion of basic converged digital BBN.

                                         We began key initiatives around system
                                       visualization and fault detection that are fun-
                                       damental to unlocking operating efficiencies,
                                       labor productivity and user experiences. We
