The following are some of the personal and professional qualities Realcomm used to select our Top 35 People to Watch in 2007.

1st Century Vision
We are looking for individuals who can think outside the box and believe in the potential of technology to catapult our industry forward. You can still make a lot of money closing a transaction that involves four pounds of paper, but we are looking for the person who can maximize that revenue opportunity by creating a better transaction process. Our top picks have a true 21st century vision for how high-tech solutions can be integrated into traditional business.

Persistence
Over the last seven years, a number of people became interested in the topic of technology and automation with the prospect of “getting rich quick.” These people did not truly understand the long-term fundamental benefits of technology and quickly faded away. The leaders we have selected consistently show a dedication to the cause and have never deviated from their vision, despite the opposition and hardships. It is this quality of persistence that sets them apart from the herd.

Patience
Patience requires an individual to accept the fact that the right solution may take longer than expected, but still remain focused on the long-term goal. Many times, short-term returns are not realistic – and staying the course means exposure to pressure, confrontation, and even criticism. Our top 35 have demonstrated an admirable ability to exercise patience to implement solutions that, in the long run, save their companies millions of dollars and thousands of man hours.

Willingness To Fail
Many of the most successful business leaders have a long list of failures on which they built their careers. Someone has got to be the first to test the new software or implement paperless leasing – with the risk that it might not work the first time. Numerous iterations of failure, coupled with the commitment to try again, is what ultimately produces success. The people we have selected are not afraid to try new technologies and different solutions – and if they fail, they just keep right on trying.

Below is a list of goals and achievements which can be attributed to the hard work and dedication of our Top 35 People to Watch in 2007.

An Enhanced Tenant Experience
Our top candidates are committed to using automation and new technologies to create a new and improved work environment for a true 21st century lifestyle. These visionaries recognize that technologies such as wireless communications, building automation, digital signage, property web sites, tenant portals, and energy saving technologies are no longer luxuries, but are expected services for today’s tech-savvy workforce.

An Automated Building
The idea of creating a building network and managing systems and processes remotely over the Internet is a radical concept. The increasing trend in property operations is to create a common platform on which to monitor and control what used to be separate systems. Creating a building where the HVAC system, lighting, fire control panels, and digital signage are all programmed to respond “in-sync” to an incident is way outside the box of traditional operations. Top leaders are people determined to rethink, redesign and reengineer the way we operate and manage our buildings.

A Paperless Transaction
If you don’t believe it’s possible to go completely “paperless,” you’ve got to concede that we can at least work towards “less paper.” With the availability of web portals, on-line transactions, data warehousing, digital imaging, CAD drawings, etc., we can eliminate a significant amount of paper consumption. Our candidates have shown a commitment to eliminating paper transactions and multiple, redundant databases and streamlining business processes into paperless, efficient, digital transactions.

Efficient, Flexible, Sustainable, Reusable Design
The innovators of the next decade understand that technology will not only impact our business transactions and management style, but can also be used to radically change the design of new buildings and interior space. The idea of calling an electrician to install an outlet will be replaced with floor systems that have user maintained electrical systems.

Realcomm 2007 Super Tracks

Realcomm continues to deliver the most leading-edge, dynamic, and relevant educational programs to the commercial real estate industry. Our focus on automation and technology, combined with a strong business orientation, has resulted in one of the most respected conferences in the industry. The following is a summary of the educational “Super-Tracks planned for Realcomm 2007, to be held June 3-5 in Boston, MA:

Automated Business Solutions
The Automated Business Solutions Super-Track has always been the heart of the Realcomm conference program. This track includes educational sessions that will explore all of the business processes found in the day-to-day activity of designing, building, operating, transacting, and using commercial and corporate real estate. Speakers will discuss such topics as accounting system functionality, accounts payable/receivable, property management dashboards, document management, automated lease creation, portfolio management, tenant portals, and work order management -- as well as a host of additional business applications.

Intelligent NextGen Buildings
Since the introduction of IP-based building operation strategies a few years ago, the focus on “Intelligent Buildings” has continued to grow. This Super-Track will include both the technical and business side of intelligent features, such as building automation, in-building wireless, energy efficient technologies, structured cabling systems, automated lighting, broadband strategies, advances and trends in telecommunications, and more. You’ll hear experts describe their experiences with implementing these innovative technologies along with sharing many successful case studies from the U.S., Asia, and the Middle East. Learn how intelligent building solutions can streamline operations, improve tenant satisfaction and retention, and positively impact your bottom line.

General Business Technology
There are many general technologies that have a significant impact on how we do business, and the commercial and corporate real estate industries are no exception. The goal of this Super-Track is to create an “Executive Summit” where attendees can hear first-hand about the latest solutions and future trends from industry giants such as Microsoft, Cisco, Google, HP, and more -- all the IT experts in one place at the same time! You’ll experience live demos of the latest software solutions and Web-based applications that will affect both our personal and professional lives.

Business & Management Issues
One of the most important benefits of technology is the positive contribution it can make to running a successful business. Technology for technology’s sake can be a waste of both time and money. Decisions about software and IT solutions should be driven by sound business and financial objectives. This Super-Track will examine the business drivers that are intertwined with both the tactical and strategic technology issues. Topics such as return on investment, IT budgets, performance metrics, finding and retaining qualified IT professionals, outsourcing strategies, and developing executive IT leadership skills are just some of the important business and management issues that will be discussed in this Super-Track!

Energy Issues for IT Professionals
It is estimated that 40% of energy consumption in the U.S. is from commercial buildings. With the increasing concern about rising energy costs coupled with the environmental benefits of “green buildings,” it is critical that real estate owners and operators have an energy plan. Traditionally, energy issues have been handled by facilities personnel, but more and more the IT department is becoming involved in researching and implementing technology solutions to address energy concerns. The Energy Issues Super-Track will discuss new technologies for energy efficient buildings, such as solar energy, light harvesting, co-generation, and energy conservation strategies – as well as provide vital input on capital projects, buying strategies, and methods of optimizing operations.

Broker Symposium
The brokerage and leasing sector makes up a sizable portion of commerce in the commercial real estate industry. With thousands of leases, contracts and agreements required to transact real estate business, there is a tremendous amount of information flow that requires automation. Over the last 5 years, companies such as CCIM, LoopNet, CoStar, Xceligent and REApplications have made major advancements in how the brokerage side of the industry operates. This year’s Broker Symposium will explore the next generation of innovative software, devices, applications, and other solutions for the brokerage industry -- from contract automation to on-line transactions.

The 21st Century Electric Car   (Description)
The electric car, once the “zero-emissions” darling of environmentalists, is sometimes maligned as an “emissions-elsewhere” vehicle, since the electricity to charge its batteries must be generated in electrical generation plants that produce emissions. In this paper, we will investigate the Tesla Roadster™, which uses commodity lithium-ion batteries instead of lead-acid batteries or nickel-metal-hydride batteries as most electric cars have used. Not only does this lithium-ion–based car have extremely high well-to-wheel energy efficiency and extremely low well-to-wheel emissions, it also has astonishing performance and superior convenience.
