5th Annual CIO Roundtable
Celebrating its 5th anniversary, the Commercial Real Estate CIO Roundtable continues to be recognized as one of the most significant gatherings of real estate IT executives in the world. Paul Quinn, Chief Execution Officer of Duke Realty, has been selected as the Chairman of this year’s event. Paul will guide an international Advisory Council consisting of some of the most experienced and effective real estate IT executives in the world on discussions ranging from IT Leadership Development to the Integration of Multiple Disparate Global Property Systems. This distinguished group of advisors will help us select the most relevant topics and develop the program for the 2008 CIO Roundtable.
Every year, the CIO Roundtable attracts over 200 attendees to discuss some of the leading issues confronting commercial and corporate real estate. One of the highlights of the CIO Roundtable at Realcomm 2008 in San Diego will be a panel of international IT executives exploring the similarities and differences of technology challenges and solutions in various regions around the world. With increasing representation from Europe, Canada, the Middle East and Asia, this group is defining the new standards for global best practices in real estate IT. Detailed program information will be released in March.
The CIO Roundtable is a pre-conference event for high-level IT executives in the commercial and corporate real estate industry. This event is by invitation only and is not open to general conference attendees. For more information please contact Howard Berger, Event Director, at hberger@realcomm.com. |

Defining An Intelligent Building
|
| |
3:00PM - 6:30PM
Pre-Conference Events |
2nd Annual Integrator Roundtable
Coming off its inaugural event in 2007, the Integrator Roundtable is poised to be an annual event at the North American Realcomm conference. Designed as a place for the vendor community to discuss the requirements of delivering an Intelligent NextGen building, this event is a must attend for any vendor interested in this market.
Exceeding attendance expectations by 300%, last year’s event proved to attract more than the intended "IT Integrator". Originally intended to provide a forum for traditional IT integrators, a host of other "integrators" ranging from audio visual to building automation attended the event and it evolved into a much bigger and broader discussion.
This year, taking a cue from last year’s event, we will expand its scope. Understanding that digital convergence is occurring in almost every technical marketplace, the Integrator Roundtable will invite vendors from a number of different sectors including; IT, audio visual, building automation, telecommunications, structured cable and more. As the "network" becomes more converged and more applications are being delivered over a single architecture, each of these disparate industries will need to work together in an organized manner.
The goal of this event is to bring these various organizations together, all who claim to be “integrators”, and to continue the discussions and debates required to unify the marketplace and identify the team required to conceive, design and develop and retrofit the next generation of Commercial and Corporate real estate. |

1st Annual Facility Management Innovation Summit (by invitation only) |
Facilities Management Over the "Network"
Over the last 3 years, the concept of an intelligent or “connected” building has evolved from “internet-ready” to “internet-enabled”. The analog systems in facility management are now being connected to a central, integrated IP network, accessible over the internet via a remote operations center. HVAC, lighting, power, surveillance, access control, parking -- and even irrigation systems -- are all moving towards IP integration. This session will provide Facility Managers with a primer on what an intelligent, networked building looks likes and will discuss the touch points for traditional facility management systems. |

The New Property Team: FM, PM, and IT
In the past, most commercial real estate operational departments -- Facility Management (FM), Property Management (PM), and Information Technology (IT), have worked fairly independent of each other. With the advancement of technology and the concept of intelligent buildings, these three groups are working closer together and their roles and responsibilities are overlapping more than ever. Because more and more building operations are being run over the “network”, IT is becoming intrinsically involved in facility management. This session will focus on the new IT/FM/PM operational team and its evolving organizational structure.

New Skills for the Facility Management Professional
If there is one position in a commercial real estate organization that is poised for change, it is the facility manager. Most of the systems found in a building are mechanical in nature and are often very independent of each other. With the advent of "networked" buildings and remote operations, more and more building systems are being automated and integrated. This new approach to operating a building requires a whole new host of skills, including technical, project management, organizational, and financial. Tomorrow’s facility manager is less likely to have a traditional MEP background than IT credentials! This session will look at the changing role of the FM professional and the new skills required to fulfill this role in the 21st Century.

GENERAL EVENTS |
General Session - Celebrating the "Big" Idea
In line with our theme of “INvestigate, INitiate, INnovate…Leveraging Technology in a Fast Changing World,” the Realcomm 2008 General Session program will celebrate the “big” idea. Over the last 10 years, Realcomm has remained at the intersection of commercial and corporate real estate and technology. We have seen a number of seemingly small ideas turn into very successful companies that have positively impacted our industry.
Companies such as Keyhole (now Google Earth), Cisco "Connected" Real Estate, and Loopnet (now a successful publicly traded company) – as well as and ideas such as telepresence, wireless computing, and paperless leases – made it into our industry starting as small ideas. These success stories occurred because someone had the instinct, passion, and commitment to take a good idea and develop it into a huge success.
When original ideas are first introduced into the marketplace, it’s not always obvious which ones are going to be the “big” ideas. There are a lot of factors that go into whether a product or solution succeeds or fails. Even after the initial concept is introduced, it takes an inordinate amount of time, energy, hard work, persistence -- and in some cases, a little luck -- to make it over the finish line.
We are excited about celebrating Realcomm’s 10-year anniversary and decided that this is the perfect time to celebrate the “big” idea. The Realcomm 2008 General Session speakers will focus on the next generation of “big” ideas. We have literally scanned the globe to find those ideas and concepts that we believe have the potential of causing big changes or major shifts in the way we design, build, lease, operate, transact, and use space. We cannot guarantee the success of these ideas or the companies that propose them; all we can do is present them and watch them develop. We hope that you will join us for this thought-provoking event.

E-BROKERAGE – A Discussion on Best Practices |
Integrating CRM Into Brokerage Applications
Customer Relationship Management (CRM) solutions continue to be of great interest to brokerage firms. Over the past few years, firms have continued to rely on simple contact management software, built their own custom applications, purchased industry specific software or modified general solutions to meet their specific needs. There are a number of questions beyond the technology, such as getting the brokerage professionals to use it, data ownership, sharing information and who "pays". In addition to the technical discussion these are just a few of the issues to be discussed in this session. |

ALIGN – A Focus on Business & Management |
Systems Integration after a Merger, Acquisition or JV Partnership
In today’s fast economy there is a good chance that the company you work for will acquire a company or be acquired. Whether it is a multinational buying a major firm or two local firms merging, we can expect to see an increase in M&A activity in our industry. It does not take much imagination to understand what is involved from a technology and business process standpoint and how much potential disruption to the firm results. The issues range from phone systems to complex financial integration. This session will feature the best minds on this subject. |

Software Vendor Forum - Delivering on the Promise!
Back by popular demand, the Software Vendor Forum will address the most pressing issues of the industry. In today’s fast changing market, there are growing concerns that the real estate technology sector is being challenged beyond their capabilities. In a very few short years, the complexity of our business has increased exponentially. Explosive international growth, more complex operating structures, stringent legislative guidelines and changing technologies all contribute to this challenge. Come hear the leading vendors respond to the market concerns. |

CONNECT – A Forum on Intelligent Buildings |
Extreme Building Makeover - RETROFITTING Existing Properties
So much of the discussion around Intelligent Buildings has to do with new construction. Although there is a significant amount of new development going on around the world, the majority of global real estate is comprised of existing older buildings. The reality is, much of the Intelligent Building activity over the next 5 years will be centered on the retrofitting of existing commercial and corporate real estate. This session will focus on those strategies and technologies that are designed to make existing projects more contemporary, sophisticated and efficient. |

Automating Maintenance – From Work Order to Prevention
There has been a great deal of development in the area of work order automation. It began with text messages to pagers and has evolved into robust web-based platforms that allow tenants to initiate work orders. Now that we are passed this first stage of automation, the logical question is what’s next? There are a great number of processes involved in the maintenance process ranging from personnel analysis all the way to rules based preventative procedures. This session will dig into the full spectrum of building maintenance automation issues. |

Research – The Relationship Between In House and Market Sources
The debate about in-house research vs. commercial data has been going on for a very long time. Companies have seen themselves go from total reliance on in-house research teams to utilization of resources such as CoStar and back again. The bottom line is, no matter how much a firm utilizes outside sources, they still collect good data on a daily basis and the question is what to do with it. This session will debate the pros and cons of both strategies as well as hybrid approaches. Research costs to data ownership issues will all be addressed. |

A Look Into the Future of Property/Facility Management
With the advent of sophisticated telecommunications and building technologies the roles of the property, facility and asset manager are poised for dramatic change. Things that used to require a "live" body onsite now have the potential to be automated. The big questions are; what applications can be automated, which can be centralized and in this new world, what is the highest value add for property management? There is no doubt that technology is changing the way we manage our assets and this session will try and provide a look into that future. |

Intelligent Buildings from a Real Estate Executive's Point of View
Whenever you talk about Intelligent Buildings the conversation can quickly move to the subject of technology. While no one will argue that there is a great deal to discuss pertaining to IB technology, there is another subject that in many respects has to come first; business. Technology for technology sake is not enough to justify Intelligent Buildings and that is why it is so critical to understand what the financial and business drivers are. In this session we will hear from Real Estate CEOs and other executives regarding their perspective on NextGen Buildings. |

E-BROKERAGE – A Discussion on Best Practices |
Developing an IT Budget for a Brokerage Company – What Does it Look Like?
For the smaller and mid-size commercial brokerage firm, IT budgets are a fairly new phenomenon. Although most firms have been spending money on technology for quite some time, comprehensive, well thought out budgets with metrics compared to other similar firms is still a new concept. This session will attempt to demystify the IT budget for a brokerage firm. Some of the items to be discussed will be; budget size, categories, prioritization, talking to the "deal guys", executive sponsorship and more. If you are involved in the IT budget process, you will not want to miss this session. |

2:00PM - 3:15PM
ALIGN – A Focus on Business & Management |
Aligning IT Strategy with Business Objectives
Alignment has been discussed a great deal over the last few years; however, it continues to be one of the most important IT topics. When technology is introduced for technology sake, it has less relevance to the business leaders and will result in a tactical reputation inside the company. If IT leadership can better understand the firm’s strategic objectives and align IT projects accordingly, the results will be significant. Larger budgets, greater executive acceptance and increased project success are possible as IT is aligned with business. |

CRM - A Status Report on Adoption
While CRM (Customer Relationship Management) software solutions have been around for quite some time, integration into the commercial real estate industry has been spotty at best. While everyone believes that CRM should play an important role in a real estate firm, recent decisions reflect a disparity of opinions. The solutions include major providers customizing their products for our industry, boutique solutions being modified by real estate firms as well as completely custom applications. This session will discuss and debate the current status of CRM. |

Staff...Staff...Staff - How to Build the Optimum Team!
One of the major concerns of today’s IT executive is staffing. Given that in many cases, people resources are the largest expense in a budget, there is a shortage of qualified individuals and there continues to be a need to synchronize business strategy and technology, building a great team continues to be a top priority. Finding candidates, selecting the right individuals, structuring the perfect balance of in-house and outsourced talent, sizing the team and creating growth plans to keep them focused and motivated are just a few of the issues to be discussed. |

IT Executives Speak...What I Need From The Marketplace?
There is not a vendor in the world who would not be excited to tell you about their products and solutions. Our industry is fortunate to have a good number of vendors committed to good ideas and innovation. However, sometime we are so busy wanting to communicate the virtues of our products that we don't listen to the clients. This session will feature prominent real estate IT executives and they will have the opportunity to speak. Where are the vendors falling short, what they really need and what would cause them to "buy more" will be just a few of the topics discussed. |

CONNECT – A Forum on Intelligent Buildings |
IB Enterprise Software Solutions - What is the Right Choice?
While it is fundamentally easy to understand the individual components of an IB solution; lighting, HVAC, security, etc., the discussion has quickly moved to the concept of an integrated enterprise. It does not take someone long to understand the benefits of having one enterprise that integrates all the pieces. There are numerous companies that contend that their solution should act as the "brains" of the building or the "operating system" to connect the disparate systems. This session will present the various options and strategies for an IB enterprise platform. |

Tenant Portals - A Status Report on Adoption!
No one would argue about the fundamental value proposition of implementing a tenant portal. Whether it is for maintenance requests, payment status, document repository or any of the many applications being developed for tenants to communicate with landlords, the idea seems to make sense. Over the last few years firms have struggled with developing vs. buying, waiting for vendors systems to mature and figuring out which applications really make sense. This session will provide an update on how firms are using portals in their firms. |

Advanced Marketing Systems – Using Technology to Leverage Impact
Flyers, postcards, marketing packages, newspaper ads, property websites, e-mail blasts, video summaries, multimedia presentations, listing sites, property sign mobile response systems, the list goes on. There is no doubt that marketing of commercial properties continues to be one of the most important aspects of the business. The big question is, where do you put your marketing dollars and what does the perfect electronic marketing strategy look like? This session will focus on the current and emerging trends in next generation property marketing. |

While IT budgets around the world may be growing, there is a reasonable chance that real estate IT budgets in the United States could be in for some tough times. If the sub-prime and credit markets continue to experience trouble the commercial market could follow and IT budgets right behind. At a time when IT budgets should increase, (more efficiency / better information) pressure from executives in challenged real estate firms could result in budget cuts. This session will focus on recognizing the storm and being prepared to survive and even thrive. |

Understanding the Total Cost of Implementation – Software vs. Services
When installing software in a commercial real estate firm, one of the major points of discussion is cost and how it breaks down. There is the software and then the all-elusive services. Services can include strategy, analysis, design, conversion, implementation, training, support and more. There used to be a fairly simple formula for determining these costs but as of late, the numbers vary widely. Recent analysis suggests the ratio is 3 to 1. (Services vs Software) This session will outline, discuss and debate the TOTAL cost of software implementation. |
